Property Sales

All items on this website are for information purposes only. The information on this site may not be accurate at the time of the sale. Questions should be forwarded to the Civil Office as to terms of sales, or any other information needed before the sale date.

Sheriff Sales are conducted at 10:00 AM on Tuesdays or at such other time and day as directed by the Sheriff in the lobby of the Ashland County Sheriff's Office at 1205 E. Main Street, Ashland, OH.

  • All Sales are held pursuant to Ohio Revised Code Sections 2329.09 - 2329.17 & 2329.53.

  • All Sales will be sold under the guidelines of H.B. 390

  • Sales are published in the classified section of the Ashland Times-Gazette (Thursday's edition).

  • Sales are published 3 consecutive weeks prior to sale.

All first sale date bids shall begin at two-thirds (2/3) of the appraised value of the property. If the property does not receive sufficient bid on first sale date, it shall be offered for sale at no minimum bid on the second sale date.

Payments can be made by personal or certified check made payable to the Ashland County Sheriff's Office.


Deposit Rules

  • We do not accept cash for deposits.

  • Deposits are not refunded

  • Balance will be due 30 days following the confirmation of sale. Failure to do so may result in contempt charges and possible forfeiture of sale and deposit.

  • The purchaser will be responsible for costs, allowance and taxes that the proceeds of sale are insufficient to cover.

  • Plaintiffs are NOT required to make a deposit.

  • All other purchasers are required to make a sale deposit based on the appraised value of the property.

  • If the appraised value is: less than or equal to $10,000, a Deposit of $2,000 is required.

  • If the appraised value is:  greater than $10,000 and less than or equal to $200,000 , a Deposit of $5,000 is required.

  • If the appraised value is Greater than $200,000 then a Deposit of $10,000 is required.

  • Payments must be made by Personal Check or Certified Bank Check. Deposits are not refunded.


Conditions of sale

All sales are as is or "buyer beware" and properties are not open for inspection at any time prior to sale.

Furthermore, unless otherwise noted, all properties are appraised from the outside. We are unable to inspect the interior in most cases.

If a property survey is required after the sale of a property at Sheriff's sale, it will be the responsibility of the buyer to pay for that survey.

The Civil Office cannot give legal advice.  Any legal questions need to be answered by an attorney.

A buyer does not take occupancy until confirmation, payment of Sale in full and recording of Deed.

Message from the Ashland County Treasurer

 If you have purchased a parcel(s) at Sheriff's Sale, you are responsible for all real estate and special assessments. Assessed on that parcel(s) which have not been included in the disbursement in the Judgment Entry Confirming Sale.

 All real estate and special assessments remain with the property and are prorated.

FORECLOSURE OF LIENS FOR DELINQUENT LAND TAXES

Tax sales will be designated with asterisks, (**)

Pursuant to Ohio Revised Codes 5721.19 and 5721.191 tax sales will be sold without appraisals to the highest bidder of an amount sufficient to satisfy the judgment against each parcel plus costs to be determined at the day of the sale.

Tax Lien Foreclosures will be offered for sale at the first sale date advertised.

If a property is not sold, it will be offered at the same place and same time two weeks later.

Properties purchased at a Tax Lien Foreclosure will be paid for in PERSONAL CHECKS OR CASHIERS CHECK ONLY.

The total amount of the judgment plus costs will be collected at the time of the sale.

The buyer will have 30 days to acquire financing for the remaining amount of the purchase price.

Residents of Ohio that are being threatened with foreclosure do have recourse.

Both the Purchaser Information Form and Remote Bid Form must be received by the Sheriff's Office no later than 4:00 PM on the business day prior to the sale.

Failure of receipt of Purchaser Information Form accompanying the Remote Bid by 4:00 PM on the business day prior to the sale by the Sheriff will nullify the bid.
